A damaged roof doesn't wait for a convenient time, and neither do we. Big Toms Roofing keeps trucks staged around Petoskey so a certified roofer can be looking at your roof within hours, not days, with a straight-talk estimate before any work starts.
Big Toms Roofing isn't a national call center that dispatches whoever's cheapest that week. We're a licensed roofing operation built around Petoskey and the surrounding Petoskey, MI communities, with crews who know the local building codes, the weather patterns, and the housing stock inside and out.
Whether it's an emergency leak at 2am or a planned replacement you've been putting off, Big Toms Roofing brings the same certified crew and the same upfront pricing to every Petoskey job.
High winds, hail, and fallen limbs don't schedule appointments, and neither should your repair. Our Petoskey emergency crews arrive with tarps, decking material, and fasteners to stop active leaks the same day you call, then follow up with a full repair plan once the storm passes.
Whether your roof is past its expected lifespan or storm damage made repair impractical, our replacement crews handle permitting, disposal, and installation start to finish, with a written timeline you can plan around.
We work directly with property management companies and HOAs across Petoskey to keep flat and low-slope roofs maintained on a predictable schedule, instead of waiting for emergency calls that disrupt business.
A lot of roof failures are preventable with a twice-a-year inspection catching lifted flashing or worn pipe boots before they turn into interior water damage. Our Petoskey inspection service checks the field, flashing, penetrations, gutters, and attic ventilation, then hands you a written report with photos.
Poor attic ventilation cooks shingles from underneath and can void manufacturer warranties. Our Petoskey crews balance intake and exhaust ventilation to extend the life of your Emergency Roof Repair system and lower attic temperatures in summer.
Every one of these commitments exists because a Petoskey homeowner asked for it, complained about a competitor's lack of it, or we learned it the hard way.
You'll know the exact scope and cost in writing before work starts, and that number doesn't move unless you approve a change.
Because our trucks stay staged around Petoskey, we're rarely more than an hour from your address for emergency calls.
Our installers hold current manufacturer certifications, which means your warranty stays intact and the work meets code.
Every completed job comes with a written workmanship warranty separate from the manufacturer's material warranty.
Our team has sat through enough adjuster meetings in Petoskey, MI to know what documentation actually moves a claim forward.
Magnetic nail sweeps and tarp-protected landscaping are standard on every job, not an upsell.
We don't cherry-pick these โ they're representative of the calls, texts, and reviews we get after most Emergency Roof Repair jobs in Petoskey.
